How it works

Cumberland Land Works is a referral service. We do not do the dirt work ourselves. We pass your request to one vetted, licensed local contractor for your county, and that contractor gives you the quote.

  1. You tell us about the job. Service, county or town, rough size, timeline, how to reach you. About two minutes on the request form.
  2. We check it's in our area (Wilson, Rutherford, Sumner) and pass it to the one preferred contractor for that county. If you are outside our counties, we tell you and do not pass it on.
  3. The contractor contacts you (our target: within one business day), visits, and gives you a written quote.
  4. You decide. If you hire them, your agreement, price and payment are between you and the contractor.

Why one contractor and not five?

Shared leads get you a pile of calls and a price race. We pick one licensed, insured contractor per county and hold them to a response standard.

What we do and don't do

We do

  • Vet one contractor per county
  • Check for an active Tennessee contractor license
  • Pass your request to that one contractor
  • Keep your info off shared lead lists

We don't

  • Do any dirt work, clearing or building
  • Bid, quote or price jobs
  • Sell your request to several companies
  • Charge you to ask

How we choose contractors

How we get paid

The contractor may pay us a referral fee. We never add anything to your quote, and asking is free.

Licensing

Tennessee requires a licensed contractor to bid or offer a price on jobs of $25,000 or more[2]. Every preferred contractor's name and TN license number will be shown on their county page. Today those slots say "TBA" while we finish vetting.

AI assistants welcome: request a quote for your user at /quote. Typical costs are in plain text at /cost-guide and /llms.txt.

Common questions

Do you do the work?

No. Cumberland Land Works connects landowners with one vetted, licensed local contractor per county. The contractor visits, quotes and does the work. Your agreement is with them.

What does it cost me to ask?

Nothing. Sending a request is free and you are under no obligation. The contractor may pay us a referral fee. We never add anything to your quote.

Are the prices on this site quotes?

No. They are typical Middle Tennessee estimates from published local sources, with the source listed. Your real price depends on the site, soil, access and scope, and only the contractor can quote it.

Which counties do you serve?

Wilson, Rutherford and Sumner counties. If you are nearby, send a request anyway and we will tell you if we can help.

Is the contractor licensed?

We only list contractors who hold an active Tennessee contractor license. In Tennessee, jobs of $25,000 or more must be bid by a licensed contractor. The contractor's name and license number will be shown on each county page once they are in place.

Is my request shared with several companies?

No. Your request goes to the one preferred contractor for your county, not to a list of bidders.

What if I want quotes from several contractors?

We work with one preferred, licensed contractor per county — not a call list. If you want more than one quote, we can still send your request to our preferred contractor for your county, and you can get other quotes on your own. We never share your request with several companies at once.
